Scaling Buyer Confidence Through Retargeting and Creative Expansion

MPCHFL is a Mumbai-based real estate developer focused on accessible residential communities for aspirational homebuyers. Following the success of the “Suna Kya” campaign for Galaxy Heights Tower I, the brand launched the “Ab Ye Hui Na Baat” Meta campaign to introduce Tower II bookings and announce Tower III availability.

The Problem

After generating strong visibility and over 36,000 leads through the Suna Kya campaign, MPCHFL needed to launch Tower II without starting audience acquisition from zero. The challenge was to maintain momentum while repositioning Galaxy Heights as a growing township rather than a single residential tower. 

The campaign also needed to address common buyer concerns around project credibility, location perception, and affordability within Mumbai’s competitive real estate market.

Our Strategy

Built on existing audience data and campaign learnings, the campaign shifted from pure lead generation to confidence-building, using construction progress, township scale, affordability and connectivity to convert already-aware buyers into high-intent inquiries. The campaign combined retargeting, creative diversification, and construction-led trust signals. 

1. Multi-Angle Creative Strategy

Nine creatives were deployed across entry pricing, township scale, interiors, connectivity, booking urgency and lifestyle positioning to address different buyer objections throughout the funnel.

2. Retargeting + Lookalike Audiences

Audience data from the Suna Kya campaign was used to retarget warm users and build higher-intent lookalike segments from site visitors and inquiries.

3. Trust Through Construction Visibility

Tower I at 85% completion and Tower III at 65% completion were positioned as proof of delivery credibility, reinforcing confidence in Tower II bookings.
